Bank lending and collateral valuation
A financing decision needs a documented view of the collateral. Capstone values residential and commercial property, land, equipment and other assets in Tbilisi and across Georgia for borrowers and lenders. We agree the valuation date, purpose and report format before the inspection, so the assignment addresses the specific financing question.
Scope and deliverables
Mortgages and secured loans
We inspect the property, review the available ownership and cadastral information, and analyse comparable market evidence. The report explains the asset, its condition, the assumptions and the conclusion on value.
Refinancing and collateral monitoring
An updated assessment can help review existing security when financing terms or market conditions change. We identify the valuation date and distinguish current evidence from information in earlier reports.
Equipment and leasing
For movable assets we examine identification, condition, use and available market or replacement-cost evidence. The scope can cover a single asset or an agreed portfolio.
When to commission a valuation
- Applying for a mortgage or secured business loan
- Refinancing existing borrowing
- Reviewing pledged property or a collateral portfolio
- Arranging equipment finance or leasing

Frequently asked questions
Will every bank accept the report?
Acceptance depends on the lender’s requirements and any approved-valuer list. Tell us the bank and purpose before commissioning the work so these can be checked.
Does the valuation determine the loan amount?
No. The valuation concerns the asset’s value. The lender independently decides the loan amount and terms after its credit assessment.
What information should I provide?
Send the property registry extract or asset list, location, intended lender and financing purpose. For rented property, include lease details; for equipment, include specifications and purchase documents if available.
