Land valuation

Valuation of agricultural and non-agricultural land, from a single residential plot to a large development site. The value of land depends on what can legally and profitably be built on it, so we start from zoning and highest and best use.

What we look at

  • Legal status

Registration, category (agricultural or non-agricultural), encumbrances and boundaries.

  • Zoning

Functional zone and K-1 and K-2 coefficients, which define how much can be built.

  • Physical characteristics

Area, shape, slope, soil and the plot's frontage.

  • Access and utilities

Road access, water, power, gas and sewerage, available now or planned.

  • Highest and best use

The most valuable use that is legally allowed, physically possible and financially viable.

When you need a land valuation

  • Buying or selling a plot
  • Development planning and financing
  • Bank collateral
  • IFRS reporting (IAS 40, IAS 16)
  • Court, inheritance and enforcement

Method

  • Sales comparison

Comparable land sales and offers, adjusted for size, location, zoning and access.

  • Residual method

For development land: the value of the finished project less construction costs, fees, finance and developer's profit.

How a valuation works

  1. Tell us about the task

Send us the property or company, the purpose and any documents you have. We confirm the scope, timing and fee in writing before we start.

  2. Inspection and analysis

We inspect the asset, research the market and apply the methods that fit the purpose of the valuation.

  3. Report and explanation

You receive a signed report in Georgian or English, and we walk you through how we reached the conclusion.

Frequently asked questions

Why do two similar plots have different values?

Zoning coefficients, access and utilities can change what is buildable, and therefore value, dramatically, even between neighbouring plots.

Do you value agricultural land?

Yes, including vineyards, orchards and arable land, using sales evidence and, where relevant, the income the land can generate.

Can you assess a site before I buy it?

Yes. A pre-purchase valuation with a highest and best use analysis is one of the most useful things to have before committing to a site.

Tell us what you need valued

Send a short description and we will reply with a scope, timing and fee, usually within one working day.
