Apartment valuation

An evidence-based valuation of your apartment for a mortgage, a sale or purchase, or a family or legal matter. We inspect the flat, compare it with recent transactions in the same area and building type, and issue a signed report.

What we look at

  • Location and building

District, street, transport, the building's age, construction type and developer.

  • Floor, view and layout

Floor level, orientation, views, natural light and how usable the layout is.

  • Condition and frame stage

Black, white or green frame, or fully renovated, along with the quality of finishes.

  • Area

Registered area compared with the actual measured area, including balconies and loggias.

  • Extras

Parking, storage, terraces and the building's shared amenities.

  • Market evidence

Comparable sales and asking prices in the same micro-location, adjusted to your apartment.

When you need an apartment valuation

  • Applying for a mortgage or refinancing
  • Agreeing a fair price before buying or selling
  • Inheritance and division of property
  • Court cases and enforcement
  • Checking the value of a flat already pledged to a bank

Method

  • Sales comparison

The main approach for apartments. We select comparable flats, adjust them for differences and reconcile the result to a single market value.

  • Income cross-check

For investment flats we test the result against achievable rent and market yields.

How a valuation works

  1. Tell us about the task

Send us the property or company, the purpose and any documents you have. We confirm the scope, timing and fee in writing before we start.

  2. Inspection and analysis

We inspect the asset, research the market and apply the methods that fit the purpose of the valuation.

  3. Report and explanation

You receive a signed report in Georgian or English, and we walk you through how we reached the conclusion.

Frequently asked questions

How long does an apartment valuation take?

Usually a few working days from the inspection. The exact date is confirmed in our quote.

Will the value match the asking price?

Not necessarily. Asking prices are a starting point for negotiation. We report what the apartment would realistically sell for today, based on evidence.

Can you value an apartment in a building under construction?

Yes. We value it in its current state and, if needed, on an as-complete basis, taking the developer's progress and risks into account.

Tell us what you need valued

Send a short description and we will reply with a scope, timing and fee, usually within one working day.
