Where enough similar houses have sold nearby, we compare and adjust them to the subject.
Cost approach
Land value plus the depreciated cost of rebuilding the house. It is especially useful for unique or high-spec houses with few comparables.

Frequently asked questions
Do you value houses outside Tbilisi?
Yes. We value houses in the regions too. Travel time is included in the quote.
Can you value an unregistered extension?
We record what exists on site and report separately on parts that are not registered, because banks and buyers treat them differently.
Is insurance value the same as market value?
No. Insurance (reinstatement) value is the cost to rebuild and excludes land. Market value is what the whole property would sell for.
